1. Reservations: Reservations can be made online or by email, fax
or telephone and are subject to availability. Diamond Vacation Homes requires minimum
three nights stay. If you plan to stay for one month or longer please inquire about
our special monthly rates. Your stay can start on any day of the week.
2. Special Requests: If you have any special requirements or requests
please make sure these are detailed on your inquiry sheet. It may not be possible
to meet all requests and some requirements cannot be guaranteed. Your confirmation-booking
sheet will give details. Additional items such as BBQ's, fax machines, golf clubs,
cots, high chairs, strollers and rollaway beds may be hired. These are detailed
on our property page and can be reserved at the time of booking or when you arrive.
3. Payment: For each week or part thereof booked a deposit of $500.00
is required.Full payment is due 6 weeks prior to arrival.
To book on line you must have a valid credit card (Visa, Master Card or American
Express).
If you do not have a credit card please call our office on 1-8... to arrange an
alternative payment method.
4. Sales Tax & Tourist Development Tax: Rental rates are subject
13 % tax in Osceola County and 12% in Polk County.
5. Processing & Booking Fee: All bookings are subject to a
non-refundable Processing & Booking Fee of $25 to cover administration costs
associated with your booking and any changes that need to be made.
6. Changing a Booking: Should you wish to amend any details of
your booking, please contact us immediately. Diamond Vacation reserve the right
to move a booking to a home of equal standard or better at no extra cost.
Diamond, acting on behalf of the homeowner, reserves the right to cancel an agreement
at any time prior to guest checking into property. In this event, the guest will
be refunded all monies paid and neither Diamond nor the owner of the property will
be liable for any damages incurred as a result of the cancellation. The guest will
be offered a move to an alternative vacation home, at no extra cost. This is highly
unusual and would require extraordinary circumstances from the homeowner.
7. Cancellation: If cancellation is made prior to 6 weeks of arrival
the deposit less a $100.00 administrative charge will be refunded. Any cancellation
within 6 weeks of arrival will result in the loss of all payments made and any outstanding
balance becoming payable in full.
8. Security Deposit : Upon arrival all guests are required to register
at our office. An imprint and authorization of a VISA or MasterCard for $500.00
or a $1,000.00 cash deposit will be taken as security and /or additional charges
incurred. We will advise guests in writing and only process the charge to their
credit card if damages, losses or additional charges are incurred. Cash deposits
less a $10.00 service charge will be returned once all bills for the property have
been cleared (4-5 weeks). Deposits will be sent through the mail at the risk of
the guest.
If you arrive out of office hours directions and keys to your home will be left
in our lock box and you will be required to register the next business day.
9. Check-in/Check-Out : CHECK IN time is any time after 4PM on
the day of arrival. If you would like to request an early check in time of 12pm
onwards please call our office for availability and pricing.
CHECK OUT time is 10AM on the day of departure. Failure to depart by this time may
incur a charge equal to one day’s rental.
10. Stays of One Month or Longer : Clients renting a property for
a period of one month or longer will be issued a full contract with slightly different
terms and conditions. A copy can be made available before booking or will be sent
to you with your confirmed booking details.
TERMS AND CONDITIONS OF BUSINESS
1. Self-Catering Accommodation : Whilst all of our properties are
extensively equipped such items as "get you in" food packs, maid service
and cleaning materials are not normally provided. Any request for such facilities
should be made at the time of booking.
2. Number in Party : A 3-bed property sleeps a maximum of 8 people,
a 4-bed property a maximum of 10 and a 5-bed property a maximum of 12, 6 bedrooms
sleeps maximum of 14, 7 bedrooms sleeps maximum of 16 (14 in Osceola County)
3. Amenities : Swimming pools and spa amenities are checked on
a regular basis. Every effort is made to have them in good working order but no
refunds or discounts will be made in the event they are inoperable during your stay.
Guests choose to use these amenities at their own risk.Fees associated with heating
pools are subject to change without no notice.
4. Household Supplies and Furnishings : The rental home will have
an initial supply of Toilet rolls (1 per bathroom) and 2 trash bags. The home will
be fully furnished with Kitchenware, bath towels and bed linens on all beds.
5. Pets : Pets are not permitted in any of our vacation homes.
If this policy is breached, we reserve the right to terminate the rental agreement
immediately, with no refunds. A charge of $500 will be applied for deep cleaning
of the rental property.
6. Smoking : All of our houses are "non smoking". If
this policy is not adhered to, a $500 charge will apply for deep cleaning of the
rental property.
